A home's proximity to the water doesn't tell the entire flood story. Buyers should review the property's flood-zone information and discuss insurance requirements with qualified insurance and lending professionals.
2. Ask About the Roof
Roof age, condition and permit history are important pieces of information when evaluating a Florida property. They may also be relevant when obtaining homeowners insurance.
3. Hurricane Protection Isn't All the Same
Some homes have impact-resistant windows and doors. Others may have shutters or other protection. Ask exactly what is included with the property rather than relying on general language in a listing.
4. A Pool Changes the Florida Lifestyle
For many relocating buyers, the lanai becomes one of the most-used spaces in the house. When comparing homes with pools, look at the pool equipment, screening, deck condition, outdoor space and whether there is room for the way you plan to entertain.
Don't spend your entire budget on the house itself. Consider estimated insurance, taxes, HOA or community fees, maintenance and improvements when deciding what price range feels comfortable.
5. Community Fees and Rules Vary
Some Southwest Florida neighborhoods have extensive amenities and community associations while others have few or no community amenities. Ask about fees, rules and what is included before deciding which lifestyle is right for you.
6. Florida Miles Feel Different
A home may look close to the beach on a map, but actual drive times can depend on the route, bridges and seasonal traffic. If proximity to the beach, airport, restaurants or family is important, tell your agent before beginning the search.
7. Don't Search Only by City
Southwest Florida includes communities with dramatically different personalities and price points. Expanding your search from Cape Coral to Fort Myers, Estero, Bonita Springs, Naples, Punta Gorda or surrounding communities may uncover a home you never knew existed.
