Depending on the builder and stage of construction, buyers may also have opportunities to choose finishes, flooring, cabinets and other design features.

But Look Beyond the Base Price

The advertised price of a new home may not always reflect every upgrade or feature you saw inside the model. Lot premiums, pools, design selections and community fees can change the final numbers.

The sales representative inside a builder's model center represents the builder. Buyers can choose to have their own real estate representation to help them evaluate the purchase and contract.

Why Resale Homes Still Have Advantages

A resale home may already include features that could cost extra with new construction: a swimming pool, mature landscaping, window treatments, upgraded lighting, a fenced yard, dock, boat lift or other improvements.

Established neighborhoods can also allow buyers to see exactly what the surrounding area looks like rather than relying on a future development plan.

Compare the Entire Package

We recommend comparing new and resale homes based on the total picture rather than simply the purchase price.

Consider estimated insurance, HOA or community fees, taxes, upgrades, landscaping, pool costs, location, commute, warranties and how quickly you need to move.
