Gulf Access vs. Freshwater

One of the first questions we ask waterfront buyers is how they plan to use the water.

Gulf-access properties provide a navigable route toward the Caloosahatchee River and Gulf waters. Some routes may include bridges, locks or longer travel times, so the location of the home within the canal system matters.

Freshwater canal homes can provide beautiful water views, fishing, kayaking and a peaceful backyard setting, but they generally do not provide boating access to the Gulf.

Your Boat Can Help Determine Your Home

If boating is part of your Florida dream, we don't just search for bedrooms and square footage. We look at the route from the property to open water.

Bridge height, canal width, water depth, boat lift capacity and the type of vessel you own can all affect whether a particular home works for you.

Buyer Tip:
Never assume that “Gulf access” means the same thing at every property. Ask about bridges, locks, approximate boating routes and existing dock or lift equipment before making your decision.

Look Beyond the House

Waterfront buyers should also pay attention to the condition of the seawall, dock and boat lift. These features can add tremendous value to a property, but they can also represent future expenses.

Flood-zone information and insurance should also be considered early in your search. Before falling in love with a property, it can be helpful to get insurance estimates and understand how the home's elevation and construction may affect coverage.
